Homebuyer’s Guide

Delivery procedure

Before the keys to your apartment or house are handed over, you and your Kaufman & Broad representative will inspect the premises together, then sign an inspection report (procès verbal de constatation d’état des lieux). You will then be asked to pay the outstanding balance of the purchase price.
Make sure all fixtures and finishings are carefully inspected. Any visible defects such as cracks, marks, scratches, etc. that could have occurred during your move will not be taken into account unless noted in the process verbal.
Under French legislation, you have 30 days from the date of the joint inspection review to report any other visible defects in finishing work, by sending us a registered letter with return receipt requested.
Once any such issues have been resolved, we send and ask you to sign a final discharge.

Administrative procedures

Insurance

Our insurance coverage ends the day the keys are handed over. You therefore need to take out a multi-risk homeowner insurance policy. The policy should cover not only your furniture and other personal property, but also any damage to third parties and claims by neighbors.
Communal areas in the building are covered by the insurance policy taken out by the building management company (syndic).
If you are buying property to rent, you can take out landlord insurance. Your tenant will be responsible for additional insurance coverage, including his or her personal property.

EDF electricity contract

An EDF meter has been installed so that we can quality-check your home’s electrical equipment. The power rating corresponds to your needs. You should start your own service as soon as possible since our electricity contract is cancelled as of the delivery date.

Telephone service

Telephone lines and outlets have been installed inside the building. All you need to do is sign up for service with the telephone company of your choice.

Water

Multi-unit residences generally have a single water meter, with the contract handled by the building management company. There is a collar in each apartment where an individual meter can be installed. Installing these meters requires a vote by the condominium board and approval of the corresponding expense.

Personalized Customer Care

Kaufman & Broad has an inhouse Customer Care Center to serve you under the ten-year guarantee. Service begins as soon as the keys are handed over and once all finishing issues reported during the final inspection have been resolved. The Customer Care Center acts as an interface between you and the construction contractors. Our specialists can provide any information you may need and help resolve any problems encountered during the different warranty periods (guarantee of completion, guarantee of good working order, ten-year guarantee). We also have inspection specialists available to assist you.
