Kaufman & Broad has a long experience in commercial real estate : Our style, with its focus on innovation and quality, has been expressed in such prestige office properties as Atlantique Montparnasse (77,000 sq.m - Paris), Washington Plaza (45,000 sq.m - Paris), Palais du Hanovre (12,000 sq.m - Paris), the Roissy Pôle office complex (40,000 sq.m – Roissy), the renovation of the SwissLife head office on boulevard Haussmann in Paris and the Wilo (30,000 sq.m) and Cap Lendit (12,000 sq.m) buildings in Saint-Denis, and more recently our head office in Neuilly-sur-Seine (92).

Our other growth drivers
In recent years, the Group has been developing operations in residences for tourists, business travelers and students, especially in Southwestern France.
In addition, the less cyclical nursing home segment has become a strategic growth path for Kaufman & Broad, which in June 2007 acquired a 33.34% stake in Seniors Santé, a recognized operator in assisted-living facilities for the elderly. The acquisition is part of Kaufman & Broad’s strategy of developing high-value added products in carefully selected, fast growing markets, with a geographic focus on Île-de-France and the Mediterranean and Atlantic coasts.
Seniors Santé currently operates six facilities with a total of 581 beds. Moreover, seven facilities are under construction and scheduled to open in 2008 and 2009, while six others are in the pipeline, representing 500 beds. In all, the number of beds acquired to date totals nearly 1,300 and is expected to increase to 1,600 as facilities are commissioned. These developments are mainly in Provence/Côte d’Azur, Western France and Île-de-France, three regions in which Seniors Santé is planning to enhance its presence. Seniors Santé expects that 3,000 beds and nearly all of its real estate—more than 75,000 square meters of usable floor area—will be operational by 2011. These new operations are intended to support the Group’s business growth.
